Guide to Conversion of Traditional Buildings

This guidance provides a technical insight into the conversion of Scotland’s traditional buildings, balancing building regulation compliance with conservation. It promotes a holistic, risk-based approach to technical compliance in the performance of traditional buildings.


An introduction to environment standards in traditional buildings

Section 3 addresses environmental considerations such as the internal conditions of temperature, humidity, and daylight for conversions and how these intersect with conservation-led reuse of traditionally constructed buildings. Outlining current best practice in each area, this guidance supports practitioners in making informed, site-specific decisions that align with regulatory compliance, technical guidance, sustainability goals, and good practice in conservation.

The environment of every building is unique and depends on the interaction between the building fabric, internal conditions and the exterior. The building envelope must cope with an environment that is never static; changing with time of day, season, weather and the use or occupant behaviour.

Taking a conservation-led approach to managing environmental factors can support successful conversions and avoid unintended consequences. Understanding a building’s construction, history, and wider context allows practitioners to identify issues that may impact it now and in the future. This is highlighted in sections 3.1 Site preparation: Harmful and dangerous substances, 3.14 Ventilation, and 3.15 Condensation.

The conversion of traditional buildings presents both significant opportunities and considerable challenges, with many of the elements within this guidance are closely interrelated and have direct links to other sections, particularly Section 6: Energy. Knowledge and understanding of the environmental performance of buildings has evolved considerably since the first iteration of this guidance, particularly around management of moisture and climate change impacts. This is reflected in the inclusion of new guidance on Flooding and Ground Water (3.3) and Overheating (3.28) along with significant expansion to the guidance on Condensation (3.15).

Whilst the most up-to-date research, standards, and guidance have been consulted to refresh this guidance, practitioners should be aware of the rapidly changing climate and emerging new research that may impact building performance in the future. The addition of overheating into guidance not only reflects the new building standards but also the requirement for practitioners to include predictions for hotter and drier summers or warmer and wetter winters into their approach and design process.

Managing water in the built environment is becoming increasingly challenging with higher flood risks, increased wind-driven rain, higher humidity, and warmer winter temperatures all posing significant risks. In some cases, traditional construction can have inherent resilience to moisture build up which can be effectively harnessed. The guidance on flooding particularly considers recoverability and this should be carefully balanced with Ventilation (3.14), Heating (3.13), and Condensation (3.15) and with cognisance to structure, fire and energy performance.

The application of building standards to the conversion of historic or traditional buildings without due consideration for risks and intricacies has the potential to cause substantial unintended consequences for building performance and harm to their cultural significance (character) and historic fabric.

It is important when designing historic building conversions that the unique character, cultural significance, and capacity for change is fully investigated and understood, and that this informs decision making from there onwards. Practitioners can manage their obligations through the balance of three inter-linked objectives:

1. Managing risk through ensuring that moisture, ventilation pathways, heat flows, and service interventions do not damage the building’s fabric, reduce its resilience, or compromise the health of occupants.

2. Protecting the building’s cultural significance by respecting its architectural or historic interest, and historic fabric, proportions, and materials along with the building’s contribution to its setting.

3. Enhancing the building’s environmental performance by reducing energy consumption, improving comfort, and adapting to changing climatic conditions in a manner compatible with the building’s construction.
