Provision of the EPC
When a building is advertised for sale, the EPC rating must be included in the property advertisement. The EPC must be available for issue to all prospective purchasers. If you do not provide this information, you may be subject to a penalty charge notice of £500 or more.
An EPC is required as part of the Home Report. The Home Report's Recommendations Report is completed by the seller of the property. Under the relevant Housing Act, only members of the Royal Institution of Chartered Surveyors (RICS) can carry out the survey and valuation within the Home Report.
If you have concerns about how a Home Report survey or valuation was carried out, you can raise this with RICS directly.
The EPC must be provided to the purchaser, free of charge. This is a legal requirement.
