Scotland’s cladding remediation estimates: June 2025

An ad hoc publication providing the Cladding Remediation Programme’s latest estimates of the number of residential buildings in Scotland where works may be required to alleviate external wall system life-safety fire risks.


Correction

 

An error relating to inconsistent use of language was identified in this publication, in the Key points, Remediation estimates and Methodology sections, including the titles of Tables 1 and 2. All estimates in this publication relate to the number of buildings that might need work to alleviate external wall system life-safety fire risk, not the number that will require work. In some sentences and titles the word ‘might’ was erroneously excluded. This has now been corrected throughout the publication. The error occurred due to human error.

Key points

  • The number of residential buildings in Scotland which are 11 metres or more in height is estimated to be around 13,400
  • Of these, around 1,100 are estimated to be high-rises which are over 18 metres in height (18m+) and around 12,300 are estimated to be mid-rises which are between 11 and 18 metres in height (11-18m)
  • It is estimated that around 250 of the residential high-rise (18m+) buildings in Scotland might require work to alleviate external wall system (EWS) life-safety fire risk
  • It is estimated that around 1,020-1,200 of the mid-rise (11-18m) residential buildings in Scotland might require work to alleviate external wall system (EWS) life-safety fire risk
  • In total, this means that an estimated 1,260-1,450 of the residential buildings in Scotland which are 11 metres or more in height might require work to alleviate external wall system (EWS) life-safety fire risk
