Local Housing Allowance Rates
Local Housing Allowance rates from 2025.
The Rent Officer maintains rental information for each category of LHA rates. Mathematical calculations are applied to the list of rents to determine the LHA rates.
However for this year (2026-27) all rates have been frozen at the rate last determined on 31st January 2024. This was the 30th percentile of market rents at that time.
The April 2026 – March 2027 LHA rates are set out below.

The downloadable documents show the new rates in a CSV format. These are the LHA rates set in accordance with statute - The Rent Officers (Housing Benefit and Universal Credit Functions) (Modification) Order 2026.
LHA methodology
The tables below show the method used to produce the LHA rates in accordance with statute.
Column two
The LHA rates applicable from April 2025 to March 2026 are shown.
Column three
The 30th percentile figures shown here are derived from twelve cumulative months of lettings information collected up to the end of September 2025, the shadow 30th percentile.
Column four
The resulting LHA rates effective from 1st April 2026 are shown which have been frozen at 2024-2025 rates.
