Part of
2.6 Spread to neighbouring buildings
Standard 2.6
Every building must be designed and constructed in such a way that in the event of an outbreak of fire within the building, the spread of fire to neighbouring buildings is inhibited.
2.6.1 Type of standard
Mandatory Standard
In the case of conversions, as specified in regulation 4, the building as converted shall meet the requirements of the standard in so far as is reasonably practicable, and in no case be worse than before the conversion (regulation 12, schedule 6).
2.6.2 Commentary
To protect nearby buildings, each structure should be isolated by construction or distance. The required separation depends on the heat generated during a fire, which is influenced by building use, size of compartments, separation, and unprotected openings in the external wall. Traditional buildings are in an existing situation in relation to their neighbours so using distance as a risk reduction measure may not be an option.
2.6.3 Issues to be considered
Issue - Risks to historic / traditional buildings
1. Spread to neighbouring buildings There should be no or very little impact on the historic fabric if the proposed use and layout do not pose any additional fire risk to the neighbouring buildings.
