Awaab's Law - Guidance for tenants in Scotland - Easy Read version

From 6 October 2026, social and private landlords in Scotland must investigate reports of damp and mould, and begin any necessary repairs within set time frames. The Scottish Government has prepared guidance to help tenants understand their rights and responsibilities. This is an Easy Read version.


If you do not agree with what was found

You should contact your landlord and explain why you do not agree. Your landlord will think about any new facts you gave. They will decide if another look is needed. If it does then the times under the new law begin again.

If the new law does not apply to the problem or if there is nothing a landlord can do, they should tell you. They must keep a record of what they do.

If your landlord does not follow the rules, even after you make a complaint, there are things you can do.

If you rent from a housing association or council:

  • You can complain to the Scottish Public

Sector Ombudsman who will decide whether to look into your case. You can write to the SPSO at:

If you rent from a private landlord, you can ask the Tribunal for Scotland (Housing and Property Chamber) for a decision. A Tribunal is like a court.

The Tribunal can order your landlord to carry out repairs.
