Mid market rent (MMR) analysis: December 2020 to February 2025

This report sets out an analysis of the characteristics of Mid-Market providers and tenants from December 2020 to February 2025. These data are policy monitoring Information only and are not Official Statistics, Accredited Statistics or National Statistics.


Part A – Mid Market Rent providers

Table 1 - A total of 3,095 responses by MMR providers. Most located in Edinburgh (1,504 or 49%), followed by Glasgow (506 or 16%), and Aberdeen City (329 or 11%). Areas with five or less and are supressed (*) to avoid potential disclosure. Table 1: Which Local Authority is the home located in?

Table 2 - Most of the MMR provider accommodation has two bedrooms (2,194 or 71%) followed by one bedroom (664 or 21%). No providers report accommodation comprising five bedrooms.

Table 3 - The majority of MMR provider accommodation has four bedspaces (1,870 or 60%) followed by two bedspaces (675 or 22%). A few report eight bedspaces (15 or 0.5%). Figures of five or less have been supressed (*) in order to prevent potential disclosure.

Table 9 - Monthly rents (£) range from £324 to £1,375. The average (mean) rent is £697. The median is also shown as this is not affected by a few low or high rents (unlike the mean). The median is £703. The most common rent is £850 per month.

Table 10 - MMR providers report that, on average, they had homes unlet for 2 weeks and this is the same across the mean, median and mode. However, unlet properties range from 0 weeks unlet to 60 weeks unlet.

Table 12(b) - The most common benefit MMR tenants receive is Universal Credit (219 tenants or 69%) followed by child benefit (119 tenants or 37%). Very few are in receipt of Jobseekers Allowance, Maternity Allowance and Statutory Maternity / Paternity / Statutory Adoption Pay. Figures of five or less have been supressed (*) in order to prevent potential disclosure. It is assumed that the low response rate is because providers may not know exactly what benefits tenants receive.
